7. Examine Your Motivation

Examining client motivation is the toughest thing to talk about with a client directly.  But there are just some people out there who, for some reason, really don't want to sell their home.  It is possible that this person is not even aware of it themselves.  Selling Real estate is a partnership between agent and client.  Both have to work at getting the job done! 

CALCULATE YOUR BUYERS PAYMENTS!!!   

The biggest problem with homes not selling because of a lack of seller motivation has to do with pricing.  You NEED to calculate your sales price and have it converted to a monthly payment that a buyer will commit to for 30 years.  If YOU wouldn't pay it for your house, then they won't either.  We are going to try to illustrate this with humor, though we know it is not a humorous subject.

9.   I just love my house so much!
8.   I need that amount to retire.
7.   That's what Bill down the street got last year.
6.   I need to pay off my credit cards.
5.   I overbuilt this home. Everything is commercial quality!
4.   I put on a new roof five years ago.
3.   It has a new hot water heater / furnace / etc.
2.  We have such great neighbors

I OWE MORE THAN THAT!  I REFINANCED IT AND IT APPRAISED FOR 60 THOUSAND DOLLARS MORE!

Buyers expect homes to have updated roofs, hot water heaters, and furnaces.  Buyers expect homes to be in good repair, and the rest of that stuff has nothing to do with value.  It is up to your real estate agent to talk to you about this.  It's never easy...but if your agent allows you to delude yourself...and your house doesn't sell...what has been accomplished?  Added market time is the only result.
