If you do jump to the statistics, this page should remain open. Please Keep The Following in Mind! 1. The Twin Cities Metropolitan Area is HUGE. What is happening in Saint Michael will not reflect what is happening in your micro marketplace. Averaging the entire Metro and applying it to any specific home is crazy. The association publishes the information for the free use of the public, but most people, and many agents, can't interpret the results. It take MORE than statistical data and MORE than price per square foot to value real estate. A professional REALTOR should be consulted. 2. Do not believe what you hear on television. While it is generally correct, it is specifically wrong. Examine if you will how much the newcasters know about YOUR profession and then assume they know the same amount about real estate. Not much. You need professionals that will interpret market data that effect you....not Stillwater or South Saint Paul. 3. Don't get hung up on statistics. Homes sell in all markets good and bad. If you notice, our sales volume in the metro looks a lot like the year 2001, which was at the time a record year. The difference is inventory and absorbtion rates. What we need to do is to calculate the percentage of homes that sell in your home's criteria in any given month...and then find a way to make your home be withing that same percentage of VALUE...and it should sell. Point #3 is the crux, the very core use of market statistics. We don't need to give your house away or be the cheapest home on the market on any given day...but we do need to be among the best in Value...with above average market exposure. Because you know that the buyer will look at all of the homes before they make an offer on one.
