Real Data Why again? Because by now, you have some different thought processes going. The purpose of this web site is not to try to get sellers to lower their price. The purpose is to get sellers to understand that pricing and marketing a home is more of a knowledge and skill set than many believe today. Your agent should have these skills. If they do not, call us. Dropping your price is not always the answer. In a down market, there may be only a few buyers for your home. You do not have to give the home away to attract them. Rather, you only need to be the best value on any given day. Recently, I saw a home reduced in price from 229,900 to 199,900 and it did NOT sell, (as of this writing). The agent and the seller probably didn't realize that, without effective exposure, they cannot even "give away" a home. That's why we need to give a home a thourough "check up" to decide what is the problem, or combination of problems which cause any individual home not to sell. This is not something that can be done in a general way. It cannot be accomplished by any one formula or model, and certainly not by any internet site purporting to accomplish that, although there is certainly nothing wrong with that type of input, either. That's why we recommend that we look at each home, wherever possible, from three major valuation perspectives, and two minor ones.
Major Finally, we need to understand that the real estate market is fluid. Because your home did not sell does not mean it will not sell next month or next year, for the same price or even more. External forces on the marketplace, such as mortgage product availability and consumer confidence, can play a large role in the buyers decision making process.
