Examine Marketing The market was so good for so many years that most agents today never learned how to sell real estate. Sure, every broker has a marketing plan, but real estate marketing is driven by agents, not brokers. If your agent didn't make any money last month they are probably going to be cutting their marketing. As far as the big nationals go, who claim that they do all the marketing for the agents, what that really means is lead generation. That doesn't sell your home at all! We run our business like a business...and we aren't about to turn out the marketing lights like so many agents have. We have instead intentionally focused on the interenet marketing designed to sell homes rather than in print media, which sadly is no longer an efficient way to advertise homes. Every one does this: MLS Listing, sign, lockbox, photos, open house, internet listing, broker web sites. We do everything everyone else does. Everything. WE ALSO: Create a custom web page (or site in upper bracket homes, which will include your homes own domain, EXAMPLE: http://www.BrooklynParkLiving.com) which is search engine optimized so that it can actually be found. We have expensive, specialized software to make sure your home is found on the net, and we advertise specifically to drive buyers to our 12+ web sites. Publish two sided full color brochures on every listing, posting them inside and out, and KEEPING the boxes full througout the listing period! The purpose of the brochures are to inform and drive to the website for more information. Create a CUSTOM virtual tour, not one of those silly templated monsters that most people use. Ours takes hours to develop and execute. It is a much higher cost and much higher value than the commercial solutions that most agents hire done. We use an overall STRATEGY to sell a home. If there isn't a strategy, a process, and a partnership with the sellers, we don't take the listing.
