3. Examine the Location

I live on a corner of two county roads.  Estimated traffic count is 18,000 vehicles per day, when there isn't road construction.  There is a similar home to mine tucked back in the woods, where it is private and quiet.  Which home is worth more?

Busy Roads, Hi Voltage Power Lines, Railroad tracks, airport flight paths, and adjacent industry limits market value.  Unless one of these things happened to you while you lived there, you knew this going in and you paid considerably less for your property.  I know that was true for me. 

Fluctuations in market value are common for external features such as these.  Of course, external features don't all need to be negative!  Consider any recreatonal lake, who's shoreline can triple and quadruple the value of the surrounding real estate & structures.   Similarily, ponds and wildlife sanctuarys, public parks & downtown areas all place an external pressure on real estate values, either positive or negative.   

Your house may not have sold because of it's location.  In my career, I have knocked on sloppy neighbors doors demanding that they clean up their yard and paint their garage in order to sell the house next door...and it works!  Pay special attention to your location, and do what you can to improve the neighborhood by improving the curb appeal of your own home!   Great plantings and freshly coated driveways tend to cause neighbors to want the same...and cause buyers to not look so hard at the neighbors...but we are getting into condition now.  Still, mentoring your neighbors is a valuable tool for getting your own home sold!

Back to my house.  I believe that those 18,000 cars per day lower the value of my home by $150,000, maybe more.  There are simply less good buyers that would consider living in this home in this city with that traffic.  On the other hand, if you put my heavily oak treed 1+ acre home in downtown Minneapolis, say on the Nicollet Mall, it would be worth so much money that I couldn't afford the property taxes.   Location Location Location!
