5. Examine the Exposure FIRST: CHECK THE LISTING FOR ACCURACY!!! Did your agent measure it or use old records? If they never measured your home, get a new agent. Make sure it is listed in the proper city, proper zip code, proper school district and that it MAPS correctly on the MLS and Broker Web Sites!!! As the former broker for a huge national internet real estate company, Chuck nearly chokes on what people consider exposure. Placing your home on the backpages of a website that no one will ever see is a monumental waste of time and effort. Exposure is: The condition of being presented to view or made known. (Merriam Webster) A real estate agent in the year 2007 should build a custom web page for each home, and get that web page ranked using SEO (Search Engine Optimization) techniques. That web page should be promoted on other pages and widely distributed. Personally, we buy domains for our listings and give them multi pages, top level websites to be the centerpiece. Not all agents do that and that's OK...as long as the page they do build doesn't get lost in the sea which is the internet. Ask your agent what search engine optimization means. If they don't know, don't hire them again. Open houses sell homes about 3% of the time. For that reason, we see no reason not to do them. (That would be only giving 97%!) We do three open houses right away (if permitted) and about every 4th week after that. Having said that, there are some homes where open houses are not appropriate. We are happy to do them and happy to discuss individual exceptions, too. MLS, signs, etc....all of that goes without saying, and everyone does it. One thing that we have noticed though, is that most folks don't look in the paper any more. ON LINE is where the best exposure for your home will happen.
