4. Examine the Condition

Condition is probably the largest factor, after price, in why a home doesn't sell.  Buyers simply don't want the hassle of repairs and, if you are selling in a "move up" market, chances are very good that is why they are leaving their old home.

In an age where we find ourselves competing with forclosures even in great neighborhoods, it makes sense to distance our offering from the competition by doing everything we can to brighten the buyer's perspective.  If a hardwood floor can be buffed and shined for a few hundred bucks it makes a world of difference to buyer.  They won't even know why it gleams...they just feel it as part of the overall package...that your house is nicer than the others.  Better Kept.  Clean.

We are definitely recommending staging for home sellers who are having trouble.  Linda likes to lend a DVD (she bought a case of them) about how to stage your home yourself, but a professional stager is often times indicated when a home has been heavily "personalized".

DON"T GET DEFENSIVE!

Remember...You are trying to sell your home.  Of course you wouldn't arrange it the same way that a stager would! Of course it isn't comfortable to live that way!  And of course it is inconvenient.  Let your stager set the home for how it looks...not how it lives.  You will be on your way to moving soon if you do.

REPAIRS

Get a handyman and get the repairs done.  The buyers will charge you more in price than the handyman will in invoice, and that is a guarantee.  Buyers & buyer agents almost always overestimate the costs of repairs.  And remember, if you have been "meaning" to get that repair done for six years, it's not likely you can do it yourself in the next few days.   Finally, it just doesn't make sense for most people to do thier own work.  You can make more money doing what you do at work...or just cleaning your home, than you can doing work that you are not qualified to do.

A home in excellent showing condition, with repairs made and properly staged, should sell in this market provided it is close to market price.
