6. Examine Your Agent

We don't want to get negative here...but there are just a TON of part time agents out there!  If they are too busy doing other stuff that would be your problem.  Agents need to WORK at selling homes, just like we needed to WORK at it in the last century, before the housing boom.  Frankly, there are a whole lot of real estate agents who never learned how to sell real estate because real estate sold itself.  Unfortunately, not our postition anymore.

TOO CHEAP.   We have always been among the more reasonably priced, full service, full knowledge, full time, etc. etc. agents that we know.  We have absolutely no problem delivering VALUE to our clients, in fact, that's what we are in busines for.  But if your agent isn't making a living off of what you pay them, they are not going to be motivated to do all the things that need to be done to sell your house.   Among the worst are the ones that charge a fee whether your house sells or not.  

If you can get a really good deal we say more power to you...as long as the really good deal gets the deal done! 

SCHOOL.   Don't let an inexperienced agent go to school....learn the business...on your nickel.  If you need to use your inexperienced nephew, make sure your nephew has a mentor with lots of experience and the time to meet with you.  If your nephew's mentor can't meet with you, chances are your nephew isn't getting the training he needs to get your job done.  Take a pass.

Big national companies that give rebates and have no experienced agents.  Avoid them.  These are only buyer's agents.  They have little to no experience marketing real estate. 

There are some very very good agents out there.  They don't charge any more, and they are at your service. They work full time, and even some of the newer ones have excellent skills.  Look for NAR designations to indicate how interested they are in their own careers.  That might give you an excellent idea of how good they will be for you.  Motivation is everything in sales.  And isn't it a Salesperson that you want to hire to sell your home?
